Terms & Conditions
1. General Information
These Terms and Conditions govern the rental of Villa Le Contadour, a 100m² private apartment located in Gattières, France, owned and operated by Liz and Quentin Murphy.
By making a booking, you agree to be bound by these terms and conditions.
2. Property Description
- Type: 100m² private apartment (half a stone villa)
 - Capacity: Maximum 4 guests
 - Location: Gattières village, 06510, France
 - Bedrooms: 2 (1 king-size double, 1 twin)
 - Bathroom: 1 shower room with modern amenities
 - Kitchen: Fully equipped with modern appliances
 - Outdoor: 2,500m² private gardens, heated pool (seasonal)
 
3. Booking & Payment
3.1 Booking Process
Bookings can be made by contacting Liz or Quentin Murphy directly via email or phone:

3.2 Payment Terms
- Deposit: 25% of total rental cost required to confirm booking
 - Payment methods: Bank transfer or PayPal only (credit cards not accepted)
 - Balance: Due 30 days before arrival
 - Damage deposit: €500 refundable security deposit required
 - No agency fees: Direct bookings incur no additional fees
 
3.3 Booking Confirmation
A booking is confirmed only upon receipt of the 25% deposit and written confirmation from the owners.
4. Cancellation Policy
Cancellations must be made in writing via email. The following refund policy applies:
- 3+ months before arrival: 50% refund of total payment
 - 2 months before arrival: 30% refund of total payment
 - Within 1 month of arrival: No refund
 
The damage deposit is fully refundable regardless of cancellation timing, provided no damage has occurred.
5. Check-In & Check-Out
- Check-in time: 16:00 (4:00 PM)
 - Check-out time: 11:00 (11:00 AM)
 - Early check-in or late check-out may be available upon request (subject to availability)
 - Guests must notify owners of expected arrival time at least 48 hours in advance
 
6. House Rules
6.1 Permitted
- Children are welcome
 - Smoking is permitted outdoors only
 - Maximum occupancy: 4 guests
 
6.2 Not Permitted
- No pets allowed
 - No smoking indoors
 - No parties or events without prior written consent
 - No excessive noise after 22:00 (10:00 PM)
 
6.3 Important Notes
- The property is not suitable for persons with mobility impairments
 - Pool is heated from April to June and September to October only
 - Pool supervision: Children must be supervised at all times near the pool
 
7. Guest Responsibilities
Guests are responsible for:
- Treating the property and its contents with respect
 - Leaving the property in a clean and tidy condition
 - Reporting any damages or issues immediately
 - Using all amenities (pool, BBQ, kitchen appliances) safely and responsibly
 - Complying with all house rules and local regulations
 - Securing the property when absent
 
8. Damage & Security Deposit
A refundable security deposit of €500 is required before arrival. This deposit covers:
- Damage to property or contents beyond normal wear and tear
 - Missing items
 - Excessive cleaning required after departure
 - Breach of house rules
 
The deposit will be refunded within 7 days of departure, subject to inspection, minus any deductions for damages.
9. Property Amenities
The following amenities are included:
- Free Wi-Fi throughout the property
 - Smart TV with FreeSat and French channels
 - Air conditioning and ceiling fans
 - Fully equipped kitchen with modern appliances
 - Towels, pool towels, and bed linens provided
 - Outdoor stone kitchen with bar and fridge
 - BBQ facilities
 - Sun loungers and outdoor furniture
 - Library and games
 - Secure gated parking
 
10. Utilities & Services
All utilities are included in the rental price:
- Water, electricity, and gas
 - Wi-Fi internet
 - Pool heating (when seasonal)
 - Initial supply of toiletries
 - Weekly linen change for stays longer than 7 days
 
11. Owner's Rights
The owners reserve the right to:
- Refuse or terminate a booking in case of breach of these terms
 - Enter the property with reasonable notice for maintenance or emergencies
 - Charge for damages or excessive cleaning
 - Withhold the security deposit in case of violations
 
12. Liability & Insurance
The owners maintain property insurance, but guests are advised to obtain travel and personal property insurance.
The owners are not liable for:
- Loss or damage to guests' personal belongings
 - Injury sustained on the property (except due to owner negligence)
 - Temporary unavailability of amenities due to circumstances beyond control
 - Force majeure events (natural disasters, pandemics, etc.)
 
13. Privacy & Data Protection
Personal information collected during booking is used solely for rental purposes and is handled in accordance with our Privacy Policy and GDPR regulations.
14. Modifications & Cancellations by Owner
In the unlikely event that the owners must cancel a confirmed booking:
- Full refund of all payments made
 - Reasonable assistance in finding alternative accommodation (if possible)
 
The owners are not liable for additional costs incurred by the guest.
15. Complaints & Disputes
Any complaints should be raised immediately with the owners during your stay to allow for prompt resolution.
For unresolved disputes, French law applies, and the courts of Nice, France have exclusive jurisdiction.
